1.0   Definitions

1.1   “The Property refers to the driveway, it’s surrounding lawns and all area’s of garden inside the post and rail boundry fence of the house.

1.2   “The House” refers to Radcliffe Cottage, a three bedroom house for up to 6 occupants maximum.

1.3   “The Guest” refers to the person entering into the agreement to rent the house who bears the full responsibility for ensuring the terms and conditions are  adhered to.

1.4   “Waitapu Farms” refers to the owner and the management of the Farmstay

 

2.0   Waitapu Farms

2.1   Check in is at 1pm or after.  Please let us know your expected arrival time so that we can be there to meet you.  Check out is at 10am.

2.2   Breakfast foods are provided and can be refreshed if ingredients run low. The house is fully furnished and equipped with all appliances  and bedding needs.               

The nearest town is Wellsford 15kms from the house or approx 15 mins drive. Any information pertaining to local attractions in the area are detailed in the Information Manual provided upon arrival.       

2.3   All utilities are included in the rental price.  Waitapu Farms undertakes to provide: Wood burner fire with firewood, electric blankets, water and electricity. A landline phone is provided for local calls only.

2.4   Linens, towels and basic cleaning products are also provided in the house. There is a spare set of all linen and towels for bookings longer than two nights.

 

3.0   Bookings and Cancellations

3.1   Payment

3.1.1          In order to reserve the House for the requested period, payment  of 25% of the price per night/week is due upon reservation.

3.1.2          Waitapu Farms accepts payment by credit card or bank transfer.

3.1.3          Security Deposit of 10%  will be required upon arrival.  If a credit card number is given, the card will be authorised for this amount but not charged.  This authorisation will lapse 3 days after the end of the guests stay.

 

3.2   Confirmation

3.2.1          The reservation will be confirmed upon receipt of payment.  Waitapu Farms will record the payment and confirm the reservation at that stage.

3.2.2          Waitapu Farms reserves the right to book the house for any other guest during the requested dates if payment has not been received.

 

3.3   Cancellations

3.3.1          As per 3.1.1, payment is required upon reservation.  In case of cancellation between the reservation and 5 days before the stay the full deposit will be refunded.

3.3.2          Cancellation before 48 hours of stay will result in 50% of payment being refunded.

3.3.3          Cancellation less than 24 hours before the reserved date will result in the forfeit of all monies paid.

3.3.4          No credit can be given for late arrival or early departure for any reason.

3.3.5          No cancellations are allowed due to weather.

3.3.6          Force Majeure:

 

4.0   Working Farm

4.1   Waitapu Farms is a fully operational working farm with a number of hazards and as such safety for guests outside the perimeter of the rental property cannot be guaranteed.

4.2   All guests must please restrict their movements to the rental property, the house and driveway as specified in 1.1 and not venture further afield into the farm without a member of staff.

 

5.0   Guest Responsibilities

5.1   In agreeing to rent the property, guests undertake to treat the house and property in a careful manner and to maintain the property in good order and appearance.

5.2   Guests are to conduct themselves in a manner that is inoffensive to neighbours and to the animals.

5.3   The house is designed to accommodate a maximum of 6  guests.  This limit may not be extended without express written permission from Waitapu Farms.

5.4   Pets are not allowed however, Waitapu Farms has stable facilities and these will be provided upon request if you wish to enjoy the farm by horseback accompanied by one of our staff.

5.5   This is a non- smoking house and property.  Smoking is only allowed in the designated area on the front deck..  Any cigarette butts are to be disposed of properly and not left anywhere on the property.  Any violation of the smoking policy will incur a $50 fine and if additional cleaning is necessary this will be subtracted from the security deposit.

5.6   End of stay cleaning

 

6.0   Security Deposit

6.1   As set out in 3.1.3, a security deposit of ${x} is required upon arrival.

6.2   This will be returned to the guest at the end of the stay if the above terms and conditions are complied with.

6.3   Specifically, the deposit will be returned where:

6.3.1          The maximum occupancy limit was adhered to;

6.3.2          No damage, other than ordinary wear and tear,  is done to the home or contents;

6.3.3          No linens or household items are missing;

6.3.4          No early check in or late check out;

6.3.5          The house has not been smoked in.

 

7.0   Compliance

7.1   Failure to comply with the above terms and conditions may result in immediate eviction or a fine being imposed.

7.2   Failure to comply may result in security deposit not being refunded.

 

8.0   Agreement

8.1   The payment of your deposit is confirmation that you agree to these terms.
